Step1. Select a
property and schedule an appointment for a site visit
Once you've found the property that
matches your interests, simply click on the Property Showing button
to submit your name, email, address, phone number, the property you
would like to visit along with the dates and times that are
convenient for you.
Step 2. Site visit
to review the property
Once we have received your information we
will contact you to arrange a time that is mutually convenient to
conduct a site visit. Because Elite Investment properties are so
reasonably priced, some of our clients have purchased their property
from us without actually visiting the property.
Step 3. Making
your offer.
If you wish to buy the property, make us a
reasonable offer and give us a binder to hold the property for you.
Usually this binder is a figure between $100 and $1,000 (one percent
of the purchase price is customary) and its purpose is to take the
property off the market until a valid contract is signed. All binder
and deposit money is held in the escrow account of Elite
Investment's attorney until closing.
Step 4. Accepting
your offer and signing the contract
Once your offer is accepted (usually most
reasonable offers are accepted within 48 hours), a simple one-page
real estate contract will be filled out and signed by both buyer and
seller. This contract will be contingent upon your attorney's
approval within a reasonable period of time. Although you may buy
our properties without retaining your own attorney, we recommend
that you consider using one to help represent your specific
interests.
Step 5. Scheduling
a Closing Date
Once the contract is approved, a tentative
closing date is scheduled, and a deposit of between 5% and 10% of
the purchase price is made by the buyer to Elite Investments as per
the contract. Again these funds are kept in the escrow account of
the seller's attorney.
Step 6. Property
Transfer and Payment
The necessary paperwork is completed by
the attorneys and the property is transferred to the buyer upon
receipt of the contracted purchase price. Many of our closings are
handled by mail to make the purchase as convenient as possible for
you, the buyer.
